When a water leak happens, it can be a nightmare. The level of damage depends on how quickly you discover the leak. Common causes of water heater leaks are:
Water heaters are often placed on pedestals covered with drywall. If a leak happens, the drywall becomes saturated and damaged, and the water can spread to adjoining walls. Two common signs of a water heater leak are a musty odor or water on the floor. Call a plumber to investigate because if you ignore the situation, you could end up with wet carpets, mold problems and even needing drywall replacement.
The plumber will check the combustion chamber in the water heater tank to see if there is heavy rusting or water marks. If there is evidence of these, it may be necessary to replace the water heater.
The plumber might suggest installing a drain line and pan under the tank to protect the drywall pedestal. The drain line will direct any leaking water away from the pedestal. If a water heater leak happens, the water will go directly onto the floor.
The best way to avoid a leak is to have your water heater routinely checked by a plumber once a year. All the gaskets, valves and fittings inside and outside the tank will be inspected.
